Merion Realty Partners (Merion) was established by Bill Landman and Rich Aljian in 2011 as a vertically integrated real estate investment and management platform specializing in the acquisition, investment and management of multifamily apartments communities. Merion is dedicated to pursuing and operating investment opportunities for institutional and high net-worth investors. Prior to Merion, Bill Landman and Rich Aljian were partners for over 16 years at a Philadelphia private equity firm that invested capital across a broad cross section of real estate classes. Over this period, approximately $1.4 billion was invested through 20 real estate related private equity funds focusing on multifamily, hospitality, medical office and single tenant net leased office.
Merion is a sponsor of multifamily focused investment funds and joint ventures. As of March 2022, Merion has on behalf of investors and joint venture partners acquired 47 apartment communities consisting of approximately 12,023 apartment units with a total acquisition value of approximately $2.39 billion. As of March such date the Merion portfolio is comprised of 19 multifamily assets housing a total of 4,926 units. Merion has also successfully fully realized 29 assets to date and recapitalized three additional assets.
Merion primarily targets value-add and core-plus apartment projects located in select suburban markets focused in the Northeast, Mid-Atlantic and Southeast regions.
In addition to sponsored investments, Merion has served as asset manager of a diverse portfolio of real estate assets including multifamily, hospitality, single tenant net leased assets, medical office, retail and gaming.

Investment Strategy
Merion’s investment strategy is concentrated on acquiring, investing, managing and strategically realizing core-plus and value-add multifamily apartments. The Merion team is actively underwriting new investment opportunities in select markets with the following acquisition criteria:
- Garden Style, Townhome and Mid-Rise Apartment Communities
- Core-Plus and Value Add Properties
- 150 to 600 Apartment Units
- Primary, Secondary, and Tertiary Markets
- A or B, Quality Assets
- Single Asset or Portfolio of Assets
- All Cash or Existing Assumable Financing in Place
- Northeast, Mid-Atlantic and Southeast Regions

Investment Management
Senior level team members underwrite new acquisitions, personally manage or coordinate due diligence, negotiate financing, and asset manage the portfolio through to the final realization of the investments. Total senior level team involvement from acquisition through realization has proven to be one of Merion’s core strengths.
The competitive nature of the multifamily asset class has created an extremely efficient market for sellers via the broker network. Merion has direct relationships with national and regional brokerage firms, REITs and other multifamily investors and is respected as a closer among these groups. To win deals it is critical to highlight the ability to finance and close the transaction within a very tight time frame. Access to equity, staff to coordinate due diligence, good standing with lenders and an in-house management and legal team enables Merion to convert letters of intent to winning bids even, in some cases, when it is not the highest price bidder.
The key to the sustained success of any multifamily investment is the execution of daily management coupled with an aggressive asset management strategy. Merion’s investment professionals effectively balance the daily property management decisions with the macro level investment decisions keeping an eye on critical market trends. The result is an alignment of short and long term investment goals. Generating higher current yields while returning fund equity through strategic asset realizations and refinancings provides the opportunity to maximize investment returns.
The team has several mortgage broker and servicer relationships to further strengthen its ability to negotiate and close the best financing options available.
Merion adds significant value by having management capabilities within an integrated platform. Through Merion Residential, its affiliated property management company, Merion can provide consistency and immediacy of underwriting, due diligence and reporting and a platform that can maximize value-add programs. Merion Residential affords Merion a distinct advantage over sponsors using unaffiliated third party management.
Property Management
Merion Residential is a full-service multifamily property management company that was established in 2009. From its inception, Merion Residential would quickly grow to manage approximately 39 communities consisting of 10,700 units in nine states by January 2013. The portfolio consisted of Merion sponsored assets, multifamily assets owned and controlled by CMS and select third party management contracts.. As of March 2022, Merion Residential manages 19 communities consisting of 4,926 units in six states. Merion strongly believes that one of the keys to a successful real estate investment program is an affiliation with a management team.
